Just wanted to share this with you guys. As of 5pm this evening, we went unconditional in the purchase of a house in Tawa!

We expect to move in about 2 weeks time, again!

Guess we are still on the roller coaster ride!

Does PBN mean you have to take a wild guess or do you have a start off price and then haggle?

PBN means Price by negotiation. It is done very differently here than it is back from where we come from.

We merely made an offer equivalent to the RV (rateable value) and they counter offerred and it went back and forth, each party striking out the price the other made and wrote a new price and add any conditions you wanted and removed what you did not want.

After a week of going back and forth, we finally agreed on a price. Then we were given 5 working days to accept the purchase and fullfill all the conditions we put in. Then building inspectors went in and assessed the house and we went back to them with the list of defects and negotiation began once again and finally everything was accepted this evening.

All this we had to use a solicitor because we were told that it had to be in writing! Perhaps that is to keep the lawyers gainfully employed. :laugh

It is one long and tedious process but the agent was very professional. Although the sellers were paying her commission, she appeared to be totally impartial. She even told us to include this and that to protect our interest. Really stressful but don't feel like you were taken for a ride!
