hi

just posting to find out peoples opinions of the hutt valley in wellington. ive read some say its a place to avoid, others good.

so what do you think? any experiences good or bad of the hutt

i will be there next month so its too late to change my mind but would be cool to here what peeps think

We have only visited so far but we particularly liked Silverstream and Stokes Vally (guess you could tell about the latter since it's pictured at left :oops: ) in the area where Lower and Upper Hutt meet. Eastbourne at the southern end is lovely with more expensive housing. I didn't like what I saw of Petone. Seemed cramped. Didn't particularly care for the Hutt City CBD either.

We expected to like the suburbs near the Welly CBD best, but actually preferred some of the ones further out. Most people don't seem to, but that makes the housing a little bit cheaper. I'm used to driving a lot, and so the commute doesn't bother me much (wait till I'm sitting in a standstill traffic jam on the SH2 though).

Have a look further down the list of topics - there's one on 'Hutt Valley' on page one. I'm not keen on Upper Hutt - not because of the lovely rural setting & the cheap large housing, but because there's a couple of dodgy areas on the way.

We live to the North of Welly near the Kapiti Coast on SH1 - the queues for SH2 leaving the city put me off moving to Eastbourne when we moved over - let alone sitting in it up SH2 to Upper Hutt. People do the commute but I don't know anyone that lives out there. Most of the people at either of our works live either in central Welly or on SH1 Johnsonville, Tawa, Whitby, Papkowhai & Plimmerton.

We wanted to be near the sea so Hutt Valley was never going to be a choice for us.

Petone has a nice high-street but the houses are crammed in on not very large plots but its sea-front. Close to Hutt City - Hutt City has a good range of shops, car dealerships etc.

I've heard a few people that like Silverstream - supposed to be rather nice.

I'd suggest a reccy trip & take a drive round to get a feel for different areas & make a shortlist of places you like.

Pinehaven and Silverstream in Upper Hutt are really very nice. The prices in Silverstream are now quite expensive compared to the rest of Upper Hutt. They both have very good sought after schools. Upper Hutt city centre has had some money spent on it over the last year or so and is becoming really nice.

Most commuters take the train down into Wellington, this is why Silverstream is more expensive than Pinehaven.

We found Lower Hutt had more of an industrial feel than Upper Hutt. It also seemed busier. Prices in Petone have seemed to have shot up over the last 5 months. I think it's probably because more people can't afford city centre prices.

Are you prepared to name names as we are looking at Upper Hutt as a possible destination and had considered Silverstream but it would be useful to know where to avoid

Avoid Timberlea, Parkdale, Brown Owl, Maoribank and Rimutaka St/Merton St/Hikurangi St are a bit grotty now.

Te Marua is nice - as is Emerald Hill and Riverview (?) - the new estate on the left hills (used to be called Craigs Flats).

Mangaroa and Whitemans Valley are a bit rural - if you have kids they would be a bit isolated.

Pinehaven & Silverstram are nice (Pinehaven is a bit cheaper and a bit "bushier") - but near to St Pats if you have boys to school.

I am an Upper Hutt girl - went to Trentham School, Fergusson Intermediate and UH College - so if you see something you like and would like an opinion please just PM me. My brother still lives there as does my Mum - so any info I give you will be up to date.

Personally I will be going to Levin - no it isnt my town of choice - it is a business opportunity - so I am going to be a country girl! Oh well, a change from Bradford I guess!!!

My partner and I have looked at houses in the above areas that I suggested. There is a new "exclusive" area called Mt Marua - but what is the point??? it is right next to Timberlea!!!

My Brother lives on John St, Trentham and will be selling his house soon - 3 bed, (big master nedroom with walkin wardrobe) with ensuite, large garden, garage, open plan lounge dining kitchen, modern decor. Nice! Will let you all know when it is on the market.
