After 4 quotes from Agents, we have finally decided on one and the house goes on the market as soon as the particulars are typed up.

It's a bit early as we are still awaiting Medicals and Police Checks, but if it does go quickly we can always live with parents (At a last resort ;) )

Now to get a few shipping quotes!

From what I seen (or rather heard) happen to forumites, it's never to early. :D

Good luck with your sale. Everything crossed for you.

Hi everyone

What a coincidence.... Helens just had the first valuer around.

So we can get a good idea of the price we're going to ask most of the agents in town and tell them to ensure the price is one that will 'move quickly' The first quote came in at a whopping quarter mil (gulp!) so we may be able to get something half decent when we move with a bit of change.

The idea is I will try and sell it privately first, sans commision, (I will just do a quick plug as I know the search engines regularly trawl emigratenz => http://www.bozandhelen.f2s.com/ - he he! ) then if nothing we will probably use the estate agent recomended by Avalon as she says they are quite good (and I work with one of the girls who works there on Saturday)

Just heard on the radio that prices here have dropped 0.2% (groan!) but September is the one of the best times to sell (hurray!)

Fingers crossed (for anyone else selling also!) Oh and better start on my quotes for moving also

Yay - tell them we miss them!

We only ever dealt eith Essie (?) on a saturday - but we found her to be as friendly and helpful as Debbie and Robin.

1/4 mill - :raebanana :raebanana boy you could have a good party with that!

If it helps, these are the numbers we were quoted:
Shawcross and Flint &co said 265K
Bairstows said 245k (but ive dealt with the manager Mark Barber befor and hes a snake! (imho)
The one opposite the property shop (eek - cant remember the name) said 235k ans did preeces and john parry.
Robin said 225K!

Went on at 245K, then dropped to 235K and sold at 215K - so robin was closest! (The 265K was just a fishing experience - it was never going to be wirth that - they were just trying to get us signed up)

Good luck, and {{{hugs}}}}

We got our glossy colour particulars in the post today, but no For Sale sign up yet. The hardest thing is trying to explain to the children the lack of definite timeframe, especially to the younger ones. They can't understand the interdependence of PR/job offer/house sale and keep asking "But when are we going?"
Good luck to everyone who's up for sale and lots of encouragement to stick with it....

Believe me - it's NEVER too early to put your house on the market. I wish we'd have put ours up for sale alot sooner than we did. It all went through OK in the end but we had to postpone our flights by a couple of months in the process.

Hope all goes well for you.

Well, the theory is that I go out in January even if the house isn't sold, then Mrs A. comes out once the house is sold. But it would be nice to come out together :)

God !

The house is sooo tidy, the sun is shining, the garden looks great.. and.. yes.. I'm sure that was a bunny 'flolloping' in the field!

Its days like these that test your will power to move !!

.. I'll just nip down the garage for a Sunday Express that will definately put me back in the right mood :laugh

Thought I'd just drop some thoughts down as I can identify so much with what you are all going through. We put our house up for £219K at the end of Feb.As soon as the kids saw the For Sale sign up they all thought we would be going tomorrow!
Unfortunately time passed and we had very few viewings. We then dropped the price to £209K in May .Still few viewings, the children still think we are going tomorrow! We then dropped again to £199K in August, and immediately received an offer of £205 K(the buyers had the old particulars with the old price!) So we snatched their hand off!
It is the uncertainty that is so awful particulary for the kids , ours are 12, 9 and 5 .Initally in January they were so keen to go , we had just come back from NZ for a holiday and they still had that holiday feeling .Obviously that feeling has dwindled now , the longer the process goes on .
We are asked daily 'Are we going to New Zealand , will I be going back to school , will we be here for Christmas etc etc ' And all I can say is 'I don't know'
I have tried to break it down into easier to understand factors. So I have told them that we have to get over 3 hurdles, Sell the house, Dad get a job offer, then get a visa.
Now they understand that we have done 2 out of 3 the question is 'When' rather than 'Are we going '
Good luck to everyone.oh and about shippers , our quote from PSS was £850 less than Doree Bonner!

Thanks Denise, what a lovely post :yes . Certainly struck some chords with me. How fantastic that your buyers had the old particulars :laugh Nothing ever seems to go in the "expected" way, does it!
Our younger children (9 and 7) are coping better with the idea of going to NZ "sometime" now that they have grasped the separate hurdles involved.
I rang our estate agents yesterday to find out where our For Sale sign is. Our particulars have been on their website for a week now, so you'd have thought they'd get the board up sharpish. However, they checked our details and informed me that we didn't want a board!! I explained that this had been the subject of a specific phone call to one of the partners at their firm, so we're getting one next week......
Quotes to come in the next 2-3 weeks from Doree Bonner, PSS and Curtiss, will let you know!

The fact that we have a for sale sign sold our house !

We live down a road that is a dead end ,our house was on the market for 5 weeks not a sniff of a viewer ,houses next door but one on either side are for sale too ,they have had no viewers either .

But our buyer had tried to look at a house around the corner ,as he reversed to drive away he saw our sign ,and came and spoke to me .

He made an appointment for the next day ,looked around and made an offer there and then [which we got told off by the estate agent for accepting ]
Having the survey done this week .

What a brilliant story! We're right on the edge of our development, so a sign will be of great help to people coming in to see houses at the other end; hopefully they'll see ours first......!
Good luck with the survey,

Gives you alot of faith in the 'professionals' who are selling your most expensive possession for you , doesn't it. Ours got the asking price wrong first set of details  .

Denise, just had a chuckle at your buyers offering above asking price - I'm sure they think they're getting a good deal. Hope it all goes quickly and smoothly.

Nice one! :nice1

If I do a search on google or yahoo for bozandhelen, I get loads of hits for emigratenz and even for my Mazda which I sold 5 months ago.. Still no sign of the house though even if I search with the full title

This is a hot topic at work also, how to increase your web page ranking without paying, if you find the secret formula, let us in on it!

I've bunged it on with the estate agent as well so its a race to see who gets a link first!!

Our police checks have just come through clean as well - and it only took 20 days which is pretty good.
