Ok, ok - after a weekend of Open Homes here at our place, and lots of interest and a potential offer already, I feel confident enough to show you... here's what we've bought - no, not a wasabi farm or a sheep station - but it does have an 'ickle vineyard (produces approx 100 bottles so about enough for the next housewarming :cheers ) and comes with 3 chooks :D (not for the bbq!) and we can still commute into work in Chch.

Yep, you've probably seen it on the Dream House thread.. I initially found it during my weekly trawl through real estate and found it, but didn't seriously consider it for us as I prefer older properties and wouldn't usually have looked twice at a very 70's house - but on 2nd glance it looked quirky (like us!) and the location was fab (it doesn't show photo's of the views but the mountains are literally on the doorstep and loom on the horizon ) so we thought... what if.. and now we find ourselves in the position of being moved in either early Dec or early Jan! :D

Spookily I now find that I know the architect of the place - he owns the art gallery in Sumner and I worked next door to him and shared a loo with him for 9 months!!

Hope you like it hot, Moorf - Darfield regularly has the hottest temperatures around Canterbury during the summer (high 30s and even (I believe) occasionally low 40s!).

We've had a couple of offers on house in Brighton but our ad doesn't hit the Blue Book until today so we're holding off on any talks with those that have offered until next Monday.

Despite their high fees I have to say that Harcourts are really very proactive (so they bloomin' should be!) and they have relevant people through the door nearly every day. Shame the dog doesn't agree - she won't let an agent into the garden :laugh :laugh

But, was just chatting to a friend on the phone, and since putting this place up for sale I've realised how much I like it here :uhoh - hmm, what to do? The people who want to buy it have started talking of where the double garage will go, and I was horrified that they might consider tearing down some of the old and established trees etc! I shouldn't care, surely! This happened with our house in Scotland, once I saw the printed property details I just didn't want to sell up....

Moorf, it depends on how strong your desire to live in a rural area with open space and rolling hills. Is the long commute back to Christchurch for your work, from your potential new home, still nagging you (back in your mind)? I guess the prospective new home must have a strong pull factor to justify for giving up your present home. Maybe, take some time to discuss the pros and cons with Woz about moving to that new home, this might help to overcome your hesitation.

Well y'all, had the new owners (as of Wednesday unless something catastrophic happens!) round for a bbq today. Really nice Brit couple who, like us, fell in love with the place as soon as they saw it.

We move out to our new pad on 3rd December - 2 days before my brother and his family arrive!!

Excuse me... I need to get packing... AGAIN.. that's it, no more moving for a decade or two...

I feel I ought to rename them (can't imagine shouting those names round the garden!) but the current owner insists they "know" their names and to keep them as is!! :D

To make this thread more "useful" here's some info re the house buying process as I found it. Apart from the usual stresses of buying/selling the process here is really straightforward - we've bought twice now and both times the process (not the emotional side!) has been easy. We didn't do auctions and we didn't do "offers over" - we knew what we wanted and that's what we aimed for. If we hadn't of needed a quick sale (we had 30 days to sell our house as per our Purchase Contract) I would have put it on for "offers over" but I wanted people to know what price was required to sell the property swiftly.

Apparently we did it the opposite way round to Kiwi's - approximately 80% of Kiwi's will have sold prior to looking for/offering on another property. We, however, had offered on a house and then had to sell ours. Either way seems to work just as well, however most Kiwi's will sell their property first so they aren't then pressured to sell in 30 days (or whichever is agreed) ... personally I think I would tend to feel pressured into buying somewhere that I may or may not like that much if I had a time limit... horses for courses!!

We didn't bother with a building inspection this time round, we used the one we had done for our previous sale as a guideline of what to look for. And neither of the buyers (us or them) were required to get valuations. All in all, not having to go through those two scenarios saved us about $800, which in turn is paying for the removal service.

We also sped up the process by obtaining the LIM for our property and having it ready for any prospective buyers... that saved around 10 days of time.

Hope that helps someone, somewhere! If I can be of help to any other buyers/sellers out there, just ask!

The people we bought our house from did exactly what you did Helen, and they were desperate to sell as time was running out on the other side for them. That and the fact that the sale was during the summer school holidays when the open house did not attract too many people. I found out that the difference between what we paid and the valuation was almost $100k. I did not need a valuation but the bank I work for did an external valuation for me at no cost.

Yes I agree that the whole process in NZ is so much simpler! We sold our property back in Malaysia more than a month ago and it is still not finalised!
