Help me pick up my spirits and will someone with clairvoyant skills tell me when my house will sell and we will be in NZ!!!

Just keep thinking those positive thoughts, and remember that Christmas isn't the best time for houses - I'm hoping we'll be in a poition to put ours on the market in about may - should HOPEFULLY go fairly quickly :)

My crystals and other psychic do-dahs are in the container at the mo.

So I've read the tea leaves instead. Once the bag got out of the way, I can see that every thing will come right for you soon. :yes I've also feng-sheud/shuied/shied (sp) the house, to direct postive vibes and warm house selling winds in the direction of West Yorkshire.

All I can really say is hang on in there, do everything you can to advertise the place, and think of a good plan B ( renting the house instead?)

If you are heading out Wellington way, I'll have blessed crystals at the airport to welcome you, when the spirits tell me you are coming.

After a quick word with the oracle and a glance at the stars etc...while nothing is ever set in concrete Dec is definately on the BLUGGHHH side for selling houses, so's Jan but by the end of Feb things are looking much more optimistic........
It'll sell when the right buyer sees it and that could be anytime, took us over a year but then at the last knockings we had 3 people after it and it was a race for whoever got to exchange first. Hopefully it will be soon.

I'll send house selling vibes over to West Yorkshire if you'll send them back to us here im North Yorkshire! Whereabouts are you anyway? Terrible time for house sales, it's true. We've just reduced by £40k and have a viewer tomorrow, but I'm sure they'll just be time wasters like all the others! Off to tidy up now!

You will get there - have faith!

you could try enquiring at other Estate agents how they are doing at selling - ie how would they advertise yours, how long estimated to sell, and then go back to yours and say - what have you been doing? a house with no chain, should by all rights be tempting.
you could suggest contacting the local paper, having an article about your house in the property section???

Oh fabulous. Our viewers for tomorrow have just cancelled. Apparently the house isn't 'big enough'. Why do people do that?? They get your hopes up and just shatter them. Aargh!! Our agents are actually on notice. We change at the start of January. We wanted to change at the start of December, but they were going to charge us £150 + VAT to do that. God, what a frustrating business!!

Sorry to hear that, it's extremely frustrating when people don't read the house details :-(

You may have done this already ...

When swapping agents make sure you have everything with the new estate agent ready to go in Jan. Pictures, brochures, advertising that way you're not losing a couple of weeks starting from scratch again. Make sure the no chain thing is listed at the top or very near to the top as this will encourage more people to take notice.

We feel for you. Our house has been under offer twice in the last few months. One buyer backed out and the other tried to knock us down in price by ALOT by trying to tell us that the market was about to crash and we would be silly not to take their offer.

Can I blatantely post the details here incase someone wants to move back?

Would love to say that I have seen a tall dark handsome stranger with a suitcase full of cash for the full asking price of your house, but Im afraid all I could see was a For Sale board and an upset vendor.....

It WILL sell, all houses sell eventually, although you are now heading into the slowest time of year as people dont want to move at Xmas, however after xmas things pick up again. You may have to look at various options of changing agents, going to dual agency, and dropping your price.

I agree viewers are a bit daft, they dont check what they are coming to see, and then the agent gives you feedback to say, oh they did not like "insert feature here" when it was clearly in the details!!!!

When we were selling the house over the road was also for sale, the exact same house (but with a conservatory) a set of viewers were going to that one, and the agent asked them if they wanted to see ours as well, to which they said, "no the kitchen looks too small" they did not buy the one over the road either :laugh .

Jeeze i feel for you, only a few months ago i was thinking when was all this going to end, especially since the buyer that was on board in June dropped out after about 2 weeks. Then out of nowhere, a buyer dropped on our doorstep and i made the viewing appt' with him there and then, made sure he didn't go through the estate agent as up until then they hadn't done a bean for us really apart from advertise.

My small advice to you would be, to keep your eyes peeled for prospective buyers looking at you property, make a beeline for them before they pull away and try and entice them in with whatever it takes. But most realistically think about dropping if you can afford to. We have just been into see our personel banker and he has just informed us that the housing market over here is leveling out and prices will soon be reducing, so if you can afford a realistic hit on the house go for it.

I think we should have a special thread for all of us frustrated house sellers where we can vent! It must be pretty boring for everyone else, but when you're going through it, it's all consuming. We're completely rearranging our upstairs bedrooms to make it seem bigger so we're in chaos all weekend - hope it does the trick - am sick of people saying 'it's too small'. Let's hope the weekend brings in lots of prospective viewers for all of us in limbo land!

I think you're right Kate. How many of us are trying to get our houses sold now. This is definately the most frustrating thing I have ever been involved in!! And it even beats buying this place which was a lesson in patience!! ARGHHHHHHH!! :mad:
