Hello,

We put the house up for sale 4/5 weeks ago . 3 x agents valued it , we went more towards the lower end of the prices given as we want to actually get to NZ this year !!!

The 1st viewers loved it & offered but their sale fell through :wah , now the problem I have is that we've not been sent another viewer since ? Anyone else think thats a bit strange ? I'd have expected a few more people through - or am I being naieve ? We can't sell if no one looks can we ???

we said that we wer'nt in a rush as we were expecting a 4 month wait from NZIS - now with a yes after only 1 month we're getting impatient .

arrrgh what to do ????

contact your estate agent....ask what they are doing to market your property, (mailing lists, pictures...etc), ask what clientle are asking about your property etc.......if they don't give you good enought answers give them a dead line to work to otherwise you are going to go to another estate agent who is interested at selling it.

read your small print to see if you can have 2 agents....the UK property industry sucks.....

Can't help guys, we just setting out on the venture, but we considering a bit of DIY selling first, got a huge hospital within 10 mins. So going to blitz the nurses quarters, staff canteens with flyers.
Gotta give it a go, don't fancy blowing a few grand on a lazy estate agent.
Isn't patience a virtue? Could strangle the people who say that! lol

I could fill the page with the tails of woe that are our dealing with our estate agent but in all seriousness the Dr said I have to watch the stress. Emigration has had it's ups and downs but nothing compared to how the estate agent has made me feel. I am a control freak and I don't like the feeling that Im reliant on a bunch of fools.
We put our house on the market Jan and have struggled to get 1 viewing a month, although we lost apx6 weeks worth when the agent told people that there was an offer in on the house. There was an apparent miss-communication when we said 'it was not the amount we were looking for' instead of 'we reject it', that will teach me to try and be nice!
Check with the agent that they are not doing anything daft like holding off for your first buyer to build a new chain, (I take nothing for granted with agents now).
Hold on in there, it is frustrating but we will get there in the end.

PS I find gin and tonic help a lot, but don't tell the dr.

Must admit that as a general rule I am not over keen on estate agents but do have to say that the one we used in the UK to sell our house was ok. He did keep bringing it to the 'surface' again and did what he could to keep us informed. His biggest problem was getting info out of the buyers, their agents and their solicitors, but he did try. Think it was helped by the fact that Kerry, youngest daughter, was in charge of selling it up for us and she went to school with him. All comes back to the 'who you know' and networking thing.

they've just really pee'd me off this week !!!!!

took the day off so she could take some better shots - I don't want the front of the house as the 1st (main) photo . Thats not hard is it ? The picture from the rear shows the extention better & DH's lovely decking . From the front its boring - i'd be the 1st to admit that .

the estate agent had it up at offers over £*** - I also asked yesterday if it could be changed to an asking price - so that people who had a bit less to spend would look / fall in love / & then want to spend more :nice1

Have either been done ? - NO - price not changed & the different shots have been tagged on at the end of the online thingy ma bob .

I think we're going to move agents - they don't seem pro-active at all - just lazy

LOl rant over - better go to bed & practice some relaxing breathing techniques .

Have you thought about putting it on http://www.houseweb.co.uk/ or http://www.movehomeonline.co.uk/ you do all the details yourself, no estate agents involved, and you can choose your own pics.

But wonder how effective it would actually be - anoyone actually sold their own house without an agent ?

mmm found lots of nice houses i'd like if I was staying in blighty though !

One big tip I would give to anyone selling their house, (learnt this from our mistakes) if you get an offer/potential buyer don't take it off the market until its got to exchange., and get the agent to keep sending people too. has two advantages, keeps you in the loop in the event that the buyers back out and makes the buyers more keen to keep it moving in case someone else gets it.

A friend sold his via the internet after having it on for a year with agents.

He dropped the price by the amount of the old agents commission. This took it under the 300,000 mark The 3rd lots of viewers had seen it with the agent but couldn't afford it then. Taking off the chunk of agents commission made it affordable for them.

A friend of ours is an estate agent (she is really nice!!) But not in the area we live. So she has given us a few tips on choosing the agent we use.

First she recommended a few to call. Of course all the people who came out were wonderful, would have let any of them sell our house.

BUT one thing she told us to do was visit the agents office as a 'mystery shopping', go into the shop, look around get a feel for it see what the displays are like and most important what the people who will actually be selling your house are like.

We narrowed it down to two agents, and went to visit the first who were excellent going out of their way to find us a property, another lady actually butted in at one point showing us photos and descriptions on the computer of a house which had just come up but they hadn't done the brochures yet, that was on the ball. So we left there very positive.

The second one, well what a shambles, didn't like the shop layout at all, 3 girls in there, and in the 7-10 minutes we were there they never even spoke to us, just sat tapping away on the computer, so we walked out. If they can't even open their gobs to say 'hello is there anything I can help you with' how can they hope to sell my house!!

So we felt this piece of advice was brilliant. Go and see the agents shop and get a feel for them, see what they are doing when potential customers walk through the door!

Any one used an internet agent to sell? Was it difficult once you had an offer?
To be sure, my agent isn't earning their keep now, I just wander how much they do once you have an offer, (how much and how difficult it would be for me to DIY online).
Im needing to regain control of this house selling, the agent is driving me mad.
