Hey guys,
So we have a house in Palmy, it's a rental and we haven't yet signed on the dotted line, we can't do that til we're physically in NZ, but we've seen the house of our dreams in Levin (no I'm not showing you cause it's mine! lol). And now I'm torn.
My job will be in Palmy, hubby will be in Ohakea, I don't want to put the kids into a school in Palmy, only to move to Levin 3 months later.
Does anyone commute from Levin to Palmy or Ohakea? If so, how long does it really take, 37 minutes according to Wises. I'd much rather rent in Levin first off if that's where we're going to buy.

Can't say too much about Palmy since I've only been once, but I do like Levin. It's smaller of course, but closer to the beach if that's an issue. One thing to consider... twice I've been in Levin when the traffic backed up due to an accident. It took me 2 and a half hours to get from Levin to Otaki (normally 20 min away) once. You might find yourself stuck during the commute once in a while. There are not a lot of alternate routes here. (And too gas is 1.70 a litre. Costs $56 NZD to fill my tank.) You can get a suprising amt of house for your $ in Levin though.

Thanks for the info Jess, I'll bear the jams in mind.
We found out that house prices can vary enormously, the house in Levin has 4 beds, 2 receptions, dining room, kitchen, utility, 3 bathrooms, 4 car garage (with studio flat above), pool and pool house!! And all for $330000, bargain. And to top it all, it's a gorgeous house.

If its the one I'm thinking of, its a very nice property Dawn - very nice indeed.
Much too big for us, so I won't be fighting you for it, but its amazing how much house you can get for your money isn't it.

I promise you faithfully, that I will share - once we've bought it, in fact, I'll take a pic of every single room in the house, but only after it's mine lol
I've searched hundreds (feels like thousands) of property details and this was the only house the whole family agreed on, so I'm not giving anything away just yet.
Who knows, we might arrive, see it and hate it! In which case, feel free, until then, hands off ;)

Perfect for us, with a studio flat for my parents to stay in, for what I imagine will be at least 6 months a year!! Maybe I should get a smaller house ...... :exit

It's mine, please don't share, please. Only 76 days to go and I can go see it, I check the listing everyday to make sure it hasn't been sold and I am so sad, I email the agent once a week to bug him to keep it for us!

Nicola, thank you, my hands off was said tongue in cheek (hard to express in a forum post!)
It's been on the market 6 weeks, they've had NO-ONE go see it, just chatting to the realtor and she doesn't see it moving any time fast, so that made me very very happy.
And the better news is that it's in the catchment area for the school I wanted :D They've found us a house to rent in Levin that will be coming available early July, so it looks more and more likely that we'll be giving up the house in Palmy and heading for Levin.
I really want to live by the coast, I won't mind the commute if I know what I have to go home to and I'm only doing the commute from August to January when I get to give up work cause hubby starts his job :D
What made you pick Waipuk and where is it? I've not heard of it and I thought my NZ geography was pretty good, hubby's a native and he's not heard of it either. A well kept secret?

I'm afraid it wasn't hard at all to find your dream place, but I promise it's all yours....it would be just too far from Hawkes Bay!!
Palmy was our top choice for ages, has loads going for it and I would have loved to have gone to Massey :(

Well, I can still do teacher training with Massey in Napier but I'm not planning on starting until Feb 08 (when icklest is 5), so I've got a while to sort this option out.

Just to chuck in my 10 cents worth - I'm half an hour south of Levin at Waikanae and given the choice I'd opt for Levin over Palmy.
Levin is obviously smaller, but closer to the beach and seems fairly laid back. Plenty of schools, shops and other amenities.
I reckon Palmy is about 30-40 mins away (but could take 15 mins to get the other side of town. i can normally get to the outskirts of Levin in half an hour and 1 hr for Palmy.
For a small fee (or a beer when you arrive!) I could have a look at the property for you. Just a thought!

We live here in Levin, and love it. Dont worry about rush hour traffic to Palmy, only it you're heading south from Levin you might hit some jams.
I think I know the house you are referring to, we viewed it a couple of months ago when it just came onto the market. If you PM me I can fill you in on some of my recollections if you like, assuming it is the one I have in mind (we have bought our house so we wont steal this one from you!). I have lots of info on the real estate agents as well! Also, my 2 kids go to the school in that part of town, so again I can give you info on that, plus anything else you can think of to ask, fire away.

We're in Palmy, it takes about 40 mins to get to Levin. There's some pretty heavy duty roadworks happening at the moment which can hold you up but it's only a temp thing.
Levin is quite a nice place, yeah it's near the beach - but there's beaches and there's beaches - all depends on what 'standard' of beach you're wanting. Levin consists (mainly) of a main street (which gets VERY busy - lots of HUGE trucks thundering through). Property prices are very reasonable down there. One thing I'd ask yourself is this ........ how come wonderful houses so close to the beach are such a good price ...... could it be that the area is abit 'naff'. However, saying all of that, there are some nice areas around that neck of the woods, you need to 'suck it and see'.
