Hi all
well ...... today we thought we'd pop into the estate agent & talk about reducing the price & chat about lack of buyers . In we go ....disinterested old boot faffing with photo copier ....... so we stand there ....... still stand there .... nothing ... no hello , can I help , nothing ,niet ,nada , neinte .
After 5 minutes we walked out - accross the road & into the opposition where despite the agent being on the phone we were acknowledged & greeted immediatly !!!! Wow what a difference - we change in 14 days . They take new pics next week so that we can start as soon as our 14 days notice ends with the others . The house is the only thing holding us up now - as soon as it goes we go !!!!
Nice to feel pro-active again :)
ok stroppy over

Well done guys, one of the things we were told to do when choosing an estate agent was to go into the shop and see what they are like, after all, its not the valuer (who you may have a great rapour with) who will sell your house and have contact with the potential buyers, but the lads and lasses in the shop.
We visited one agents and were in the shop 5-7 minutes, no one spoke to us or even acknowledged our presence, Kev even stood in front of one girl and she continued tapping away on her typewriter and never even looked up!! (I shall name and shame them too - Ryder and Dutton - Huddersfield!!)
So going in as a 'mystery shopper' is a good idea to get a feel for how they will treat potential buyers of YOUR property!!
Good luck with the new agents!!

Terrible isn't it, they are supposed to be working for you and they can't be bothered.
Hope you tore a very large strip off them Vic, but knowing you, probably did!!!!

I sacked our agents two weeks ago because they refused twice (second time under threat of being sacked) to make minor wording changes to the house description on the internet. I couldn't believe how arrogant and lazy they were.
I have a new agent now... but I'm not going to give them an easy time either.

O' Vic
I laughed so much when I read your thread cause that was me exactly over the weekend.
We sacked our agent 2 weeks ago and this was the first weekend with the new agent and I was away. OH had a list of instructions for how to do the house should we get a viewing.
We didn't.
We had no end of trouble getting rid of our old agent, verbally told the manager on a Friday and said we would follow that up with a letter on Monday. They held that they had the right to market our property until the close of business from 2 weeks Monday so refused to remove us from the internet and their window, cheeky so & so's. They offered to keep us at the same fee for joint agent but our new agent wouldn't do a deal and to be honest we don't want joint agents. It's a small area and IMO would give desperate vibes to any buyer, (we are but ...)
Also, before we could sign contracts our new agent needed a list of people that the old agent had introduced so that there was no disagreement over where the commission went. The manager in the old agents was on holiday for 2 weeks and didn't return until the Monday and apparently no one else in the shop is able to write that letter. It only had 5 names on it after 7 mths of being on the market.
O' and they wander why we wanted to change agents!!!
Going off to sit in a darkend room with my joss sticks and practice that house selling mantra.
Debbie
