Well its costing us more ....

but wow !!! - I can't beleive the differance changing agents has made .

In the 9 days since we changed to Bairstow eaves - we've had more viewers than we had in total with the other usless so in so's !! They are sh1t hot !!! they chase up , tell us loads & send real people to look - not the dreaded carpet traders who are out for something to do .

we were beginning to feel VERY dissolusioned - but they've cheered me up no end :clap

everything crossed for us please as we have a 2nd viewing on saturday .

nice to write something cheerful about an estate agent for a change

We are with Bairstow Eves and they have managed to get us one viewer for twice the fee and we have dropped the price with them. They have never rang me apart from the viewing. Just as a bad as the last lot for us. I am in the process of seeing how long it takes for them to ring me, instead of the other way round.

Oh - poor you ...

its awful when you & the agent are not singing from the same song book .

Have you considered changing agents again ?

my last lot were so shockingly bad - i dont actually think it should have been legal for them to trade .

We are dealing with the Leyland branch of bairstow eaves - Jane is the lady looking after out house & she is so enthusiastic .

When no one comes through the door its depressing - you start to doubt your taste & dream up 100's of reasons as to why people are not comming through your door . I sincerely hope things improve for you .

Good luck with your second viewing.

We have dropped our price (we thought they had got it wrong but thought we will give it month at that price and see) and the estate agents put us forward for the local paper to do a full page spread for next tuesdays paper, using Kev's racing career and the fact that he has represented the uk in 4 countries, and also our emigration plans, to add interest to the fact that we are selling! So fingers crossed that will help things!

You never know if our houses all go together we could still be chartering that plane from Stellios for Oct!!!!

Didn't Vic volunteer to have the cabin with all the kids in it?????? :D

do you know ???

The worst experience I ever had on the plane has never been children ..... You will laugh when you read this . I get all settled in by the window .... travelling on my own , nice couple behind me , ok so far no worries . Then this irish girl gets on bellowing at the top of her lungs to her travelling companions .... ok ok I can cope so far - I figure she cant talk all the way to singapore ( I was wrong ) .

The worst of it though was after take off - she took her shoes off & OMG the smell - it was awful - she then proceded to ram them up the side of the chair between the seat & the cabin wall .

16 hous of yackidy yack yack yack punctuated by the smelliest feet in the universe !! It was torture :wah

can l ask who you where with before?

l was with Bairstow Eaves in Chorley& then Entwhistle Green,they are both the same company and where both sh1te,they send employees round posing as buyers!!! :( lets hope Leyland are different! l think its just the luck of the draw when it comes to selling your house! l hope it all works out,we still havent sold ours yet and keep everything crossed.

hiya ,

it was lambert & wakefield in Leyland - they have been shockingly bad . They have actually somehow " lost " a couple who had an intrest offer - & suggested perhaps I'd misunderstood them - despite the letter confirming the offer !!!

we used to live in Chorley& then Clayton /whittle (near asda ) - DH is from Horwich origanally - every time we move we get further away from Horwich - LOL this next ones a bit extreme !!!

PM me if you want me to do a mysteryshop on your estate agent :D

Oh good luck Vic!! We d-r-e-a-m of a ""Second Viewing"! It sounds almost mythical!
So Welsh estate agents aren't any different from those up your way then. As if we didn't know. Even our prized third agent who is very enthusiastic and professional has only managed one viewing in a month :(
Still, a friend of mine's hubby is headhunting someone from the US for his team and she mentioned they are looking to settle in our area.....well, call it clutching at straws if you like, but you never know!
Anyway, all the positive vibes to all us homesellers,
Keep at it, it only takes one, after all....

Its awful isn'nt it ???? This 2nd view tomorrow eeekk !! - will actually be our 1st viewing from someone who is in a position to buy !!! hope that makes sense lol 3 glasses of rose wine lol . I like a pretty clean house but even i'm getting peeved now - not to mention fraught evertime the neighbours dog yaps or an hgv or boy racer zooms by .......... the road seems to be our failing - people seem to be forgetting thats why we are so affordable !!!! "we love your house ...... but the road ..... "" arrrggghhhhh !!!! if it was'nt for the road you damn well couldn't afford it !!!! so so tempting to answer them back :D We have lived here for 7 years surely that tells them its not that bad ????


good luck with the relocation person - we all have to try to stay positive the next one through the door could be the one ......

well .....


the 2nd viewing went ok I geuss - but we are up against a 2 year old property in the middle of an estate - so who knows ???? We are a 70's dormer avec weird extra bit on the side - but hey I love it , in fact today I looked at it & wondered if I would ever own such a beautiful property ever again - Its nothing particularly special except for a big garden , but getting it to my specifications has been a 7 year labour of love - its mine & I love it :)

On a brighter note I had an incredibly positive view today - in fact the lady did not want to leave - she just kept on saying " it just feels like home " arrrrrgggghhhh buy it then for gods sake !!!!!! I'll throw in the cat & all the fish too !!! :laugh

Good luck Vic, keeping everything crossed for you. My house is going up for sale in the next couple of weeks, so will be joining you all! We have been able to rent out the house we can't sell until next tax year. To a fellow teacher no less! So that mortgage is now being paid thankfully. Might be able to afford to eat next week!!! :laugh

Glad to hear the viewing went well, keeping fingers crossed for an offer to come in for you!

We have resorted to dragging them in from the streets to view!!! :laugh

Not really but we had an impromptu viewer yesterday. The kids were out having a 'shop' at the end of our drive (incidently made £16 for the NZ fund!)and a man pulled up in his car asking the boys about the house. I went out to talk to him and gave him a brochure, telling him he needed to make an appointment with the agent. He then starting telling me he was a doctor and living in rented accommodation with his wife and 2 children, nothing to sell, alarm bells started clanging 'don't let him go,' :eek: so I invited him to have a look there and then, whilst he parked his car I told kev what was happening and shot round the house like a rocket doing a 'major power tidy' in 2 minutes flat!!! :exit
Anyway we shall wait and see if he comes back with his wife the 'boss' (his words) but if they are on our doorstep we're gonna drag em im - so beware all those that linger at my door!!!!!! :p

.. after two days on the market at vastly inflated price we have accepted a great offer from first time 'CASH' buyers .. keep it all crossed for the next 4 weeks until exchange.

Got to be a bit wary of "cash" buyers in my opinion - dirty money a lot of the time.

And you will have problems with the banks too - causes all sorts of alarms to go off on sums over a certain amount. So, unless you want to go around opening lots of small accounts..... be wary.

They are a newly married couple with a cashed-in trust fund from Daddy .. I met them and Daddy - all very nice. So, assuming they're telling the truth I don't think we'll have to open lots of accounts! My main worry is just the whole 'changing the mind' thing which no-one can control .. that's why I have to cross everything for the next 4 weeks.

Out of interest - why would there be any problem with someone not getting a mortgage on a property? Aaah .. just realised that maybe you thought they were actually giving me cash - no, they will be sending it through the bank to my solicitor as normal. I just mean that they are in the fortunate position of not needing a mortgage, which means they will not need to get a mortgage valuation which potentially could have been a problem if they valued it at less than the purchase price (valuers in London can have a habit of doing that).

IC, sorry for the misunderstanding - just that there is a huge crime ring laundering money in property, and the banks are fully aware of what is going on, so didn't want you falling victim to the %$$^**&(*

Just to lessen the stress try and get an early exchange date of them. Really push for it that way if they do pull out they'll lose their deposit. If they don't you can complete a couple of weeks further down the line.

Will do .. estate agent sets 4 weeks as the guideline so I'm sure we can try and do it quicker. Have to be careful not to push toooo hard though as they are delaying completion till end of Sept at our request.

I know .. it's so unreal .. but oddly it makes me feel really squishy and happy. It's so hard to afford anything in London so first time buyers have a really hard time these days. A small bit of me thinks - jammy so-and-so's! and the rest of me thinks - fantastic .. make the most of it! They do seem really nice and not stereotypical 'posh' people .. but still.., very jammy!!

Just spent the last hour on the ljhooker website .. checking out what I can get for my buck! Heh Heh!!!!!!!
