Hi there everyone
I was just wondering what the average housing price is in and around the Auckland area. We're looking at around 3 bedrooms - I've looked at a few of the real estate websites, and the prices seem to be between 350k and 450k, but then I saw the post by Gretchen, that the average price currently is around 550k. Am I missing something?
So those of you who are there, and have purchased or are looking to purchase, what are your experiences?

3 bedroom of 110m2 or 3 bedroom of 200m2? 3 bedroom in Penrose or 3 bedroom in Parnell? Auckland has many parts and house specs vary widely - but I think 350-450 is on the lower side.

The price is $455 000. Brick house, 3 bedrooms, 1 bathroom, 708 sqm, in East Auckland. I tried to find the BBO/BOE that I've read about, and I don't see anything. So where is the catch? If I offered the asking price, would I not get it? Or is East Auckland a bad area?

In general the prices are an asking price, and its usually the very top end of the price bracket the seller hopes they can get, and as such it is normal to offer below this price, something like up to 10% lower, then begins a game of offers and counter offers, basically haggling, via the agent.
Our house is a short distance away from this one, also a three bed, and we paid $370 for our house a year ago, and its in way better condition that the one you have shown, but the one you show is in a better/quieter street, so there would be a bit more to be paid for that. Original asking price for ours was $395
So in answer to your question, if you offered that price, you would more than likely get it, and the sellers would be very pleased! And its a nice enough area, local primary is a decile 7.

Wow, jubjub, thanks so much for that! I was starting to doubt whether I could trust anything I read. Your post eased my mind a lot, and was very helpful to me. Properties where I live are so much smaller - that looks like a mini farm to me!!

Bergita, the 3 bedroom house that you show is not just location, the land size of 708 sqm also command a higher price.

Bergita, As jubjub said - you would definitely get the house if you paid asking price. Pakuranga is Ok enough. The place looks like a farm because the section is of nice size - you wouldn't make out the size of the rooms from the picture and the floor area is not provided.
The house in the picture is very old - has only one bathroom and isn't open plan. Such places are much cheaper than modern houses in NZ. There is a thead about "building your own" and rateable value, please have a look.
