After three months with not a single offer on our home in Oregon, USA we are now looking at a possible "auction" over our house! The fact that we dropped our house price by $50k definitely made a difference of course!
We have one definite offer, with another buyer sounding like wanting to make a higher offer without even seeing the house (other than online). When I told him we had another offer we were considering he said "I'll pay you more than asking price!"...hey, sounds good to me! :p
Ive noticed you're a curious bunch, so for those who want to check our house out visit:

Hi Amy, love the house :nice1.
Wondering whether you dropped the price by 50K$ specifically for the auction or whether you had dropped it previously.
Also, did you set a reserve price on the auction (and if so how much below the asking price)?
Cheers. You've got a fed up, non-selling Brit very curious indeed.:)

Hi Amy
Lovely house. You're right, we are a nosy bunch (although I prefer to think of myself as 'interested' :laugh ). Good luck with the auction.

I did get you all confused-sorry! Not a REAL auction, just a pseudo-auction as we have two buyers out-biddding each other to buy it from us! After three months with not a single offer!
One of the parties offered us $11k OVER asking price today - but is contingent on him viewing the property in person in ten days (has only ever seen the pics online). That would be fine and dandy except I have an offer in front of me for $20k less than his offer from people who love it, (and have seen it) already. Seems a saying about a bird in the hand is coming to mind...what to do?? Supposed to respond to the $20k less one today...
Cardiff: We dropped the price from $289k to $279k to $264,500 to $259k to $239k...guess we are FINALLY at the right selling price through the process of eliminating all other options! Plus, we're desperate to get the heck out of here! :laugh Was considering giving it away for nothing to be honest...

Good thing your house isn't over here in John Day. It would probably sell for about 70-90K ;)

Was considering giving it away for nothing to be honest...If we tried that, I'm sure they'd still be people complaining about the size of the garden.:(

Decided to accept the lesser offer as it was more certain and at this stage I don't think I could take a lot more stress! *wish there was a smiley of someone pulling their hair out!*
So, sale is just subject to a building inspection and an appraisal with them taking posession on Sept 22 (my birthday-nicely planned eh?). Not expecting any great upsets so things are looking good. Not booking any tickets until after those two minor hurdles though...not counting any chickens yet!

So what did you decide Amy...
Lovely house by the way, and nice to know that there are still places that are somewhat affordable in Oregon (I'm in the Forest Grove west of Portland... in '81 my parents house was bought at the 70k range mentioned here for John Day, but not much around here any more under 300k).
Best of luck - Shannon
