Hypothetically, if I or someone put in an application to subdivide some land, how long would the application take ? Through Wellington council

And how long would it take for a new title to be made.

I heard between 6-18 months .......... what do you think ? :exit

The house we are in at the moment is on a subdivided section (although the section to begin with was vast cos we still have a massive garden).

We bought this house through a private sale, the vendor had sent all the necessary paperwork to Wellington to get the subdivision done. He was advised it would take about 4 weeks. In the end it took about 4 months !!

It didn't really effect us as we just moved in and did a rent to buy - which worked great for us cos he charged us a tiny rent (much less than what the mortgage would be) so we ended up being quids in.

My advice is ... take whatever time scale they give you and multiply by 4.

Yes, that's a good way of looking at it. Im going to see my Mortgage Broker & Lawyer tomorrow to see if the numbers add up.
