Hi,

We just settled in Nelson after spending many,many hours trying to find a decent furnished home in the area for rent on a short term basis ( 2 months). Given our struggles, we are considering buying a few nice houses in the area or in other cities and renting them out specifically to immigrants who are coming over to NZ.

We own a number of rental properties already in the US so we are familar with this type of business.

These immigrants may, like us, want a nice place for a few months while they look for a house, wait for their their container or seek a longer term rental.

Any feedback on a need for this type of housing? I know we had a heck of time finding a place, but maybe it is just because it is Nelson? Anyone else who found this to be a challenge?

If you would be seeking a place,( hypothetically) how many bedrooms would you want it to be?

We had big problems finding a rental in Devonport (North Shore, Auckland). There was quite a bit available for couples, or for short term from mid Dec to mid Feb, but very little family accommodation.

As we were shipping our stuff over we would have taken furnished or unfurnished. But if it was furnished we would have preferred it to have had a garage so we could store our stuff, (a carport is obviously no good for this!). Also we wanted some kind of outside space.

We wanted 3 beds, although we did live in a few holiday lets with 2 beds which were fine short term, but then they must have an area for using the computer, not just for forums but for the job search etc.

One place we stayed had a box of toys/selection of kids DVDs, nothing fancy, but it really kept the kids occupied. Another place provided a welcome food pack - just the essentials, but great when you've just stepped off a plane. All of them had a big stack of local info, bus timetables etc.

I'm not sure how typical we are, but there is definitely a shortage in this area as you often see signs up of other families looking to rent. However, I'm not sure how good an investment area this is, as house prices are high and I'm not sure how the rental yield compares - maybe that's why there were so few rentals.

I think this is a general problem in NZ - firstly finding furnished properties isn't easy. The only way we found a decent rental (unfurnished - we had to sleep on the floor & sit in deck-chairs until our container arrived!) was the fact that a family were leaving their home to move to Taupo (the hubby had a job in Taupo) to live in a motel whilst they decided whether or not to buy there & were keeping their family home in Welly until they made that decision - so it was more a family home that we rented rather than a rental property as such - some of the houses were diabolical & if there had been a fully-furnished property that we could have rented (or even the option of a nicely done up semi-furnished property) we would have gone for it. Hi Wendy.
You will be doing the right thing getting into the rental game.
Although there are a lot of properties out there the majority are very poor. We have done extensive research into this as we let out property in the uk and are selling up and buying in NZ. There is very little furnished rentals anywhere in NZ
We intend to buy about 5 in northshore area of Auckland . These will be modern 3 bedroom houses and fully furnished. We are friendly with someone who is doing this at the moment and she says that demand is extremely high for good furnished accommodation.

It sounds a great idea. We are coming out at the end of January and I have been searching the interenet for a short term, furnished property until we find a more permanent address and until our furniture arrives. The size depends on how many are in the family. There is only 2 of us so I would initially only look for a 1 or 2 bedroom place, but obviously a larger place if we had kids.

Hi - have just joined the forum having "lurked" while my residency was being processed with only hotmail/yahoo addresses. I spent months looking for somewhere decent to rent in Nelson - and, although I've opted for something with Christmas coming up, it's not great. Lack of reasonable rental property has a really big disappointment. I still can't get used to the idea of lugging around your washing machine, fridge, cooker etc every time you move either.... Fortunately the beach and the Saturday market make up for a lot!!
I think you'd have a lot of takers for decent ordinary furnished rentals (not the "executive stuff" which is just overpriced). Good luck

Hi,

We are renting out our very nice bedroom furnished apartment on the waterfront in Nelson. We can sit out on our balcony and watch the boat races on Wednesday evenings.

It is in a great location, very close to Nelson centre, the beach and some great dining. You can easily walk to town.

It has enclosed parking for one car in an attached car garage.

It is only a few years old, so everything is in great shape and it is bright and sunny. Comes with just about everything you will need including a washer and microwave.

We would like to find someone without pets who might want to rent it while we are in the states from Jan 1 onward. The rent is $425.00 per week, no utilities included. This is a great deal for this location. Flexible lease term.

We will be posting photos on Craigslist under New Zealand- I will let you know where they will be soon. Or email me and I will send them onto you.

Your rental business idea sounds great. We hope to move out to Wellington next July and would want somewhere near Kelburn (until we get a car) for 2 adults, 2 children. Somewhere partly furnished. I've been casually looking on trade.me for rentals (obviously there are better places to look) but there doesn't seem to be much.

Hi, could you please buy one near Wellington first as this would be perfect for us when we come over in Feb. We were thinking that if we could find somewhere nice enough to start a normal life, we would stay there for 2 months until our furniture arrives.

Have to say it sounds ideal and would definately interest me. It is one of my main concerns when we arrive. I don't fancy living without furniture until the container arrives, as I want the kids (aged 7 &4) to feel as settled and at home as quyickly as possible.

I think this is a great idea - and there's loads of forums like ours to market them on.

I would love to be able to arrange accomodation such as this before we get there.

We have 4 kids but we would be happy to live in a 3-bed initially, it just needs to have enough beds! A cot would probably be useful too for families.

Would like to hear from anyone with a house to rent out in Whitby from February 2008!

Hi Coyotewildwomen, me and OH with our son will be staying in a short term rental in the Browns Bay area www.settlingin.co.nz. I think this is a great idea as its hassle free family will have an address before we go, we hoping to book this for next year around November/December for the first 2 months.

Havent posted for a while beacause we have been so busy settling :D in but I have been thinking of doing exactly what you are proposing.

We moved to Hamilton and there were virtually no furnished rentals. We are couple with no kids and were originally looking for a two/three bed house but by the end of our search would have taken pretty much anything!

In the end we rented unfrunished and had to rush into buying sofas, beds, kitchen apppliances etc when we would have liked more time to look around.

My only concern is that migrants would often be short term tennants and so there maybe long periods where the propery was vacant. Guess this would have to be factored into the sums. I would be really grateful for anymore posts on this either from a demand point of view or from anyone looking into it further as an investment.

We would be looking at rental in the Chch area with 3 bedrooms and at least partially furnished - cooker, washing machine,fridge/freezer, chairs, bed and maybe tv. But our problem is we have dogs and the number of rentals that will not allow pets is high. If there was a place outside - garage or unused shed - this would offer pet owners a compromise. The dogs could stay outside so not damage the house and we would have somewhere to stay short term. Something to consider for those enetering the rental business. Also if you happen to get a place like that in the Chch area ready for Sept 2008 - let me know :yes

For anyone looking for a place in Wellington. I have a fully furnished apartment for rent on a weekly, monthly or daily basis.

Details are:
- 2 bedrooms, sleeps up to four but would suit a couple
- close to city centre (webb street) so easy to get to work
- quality furnishings, including all appliances and everything you need to live
- architecturally designed with 5 meter stud (not a hotel room!)
- carparking for one car
- faces north for sun all day
- wifi internet (adsl connection), phone, power, water all included
- lots of cafes, restaurants and parks nearby.

- Price is: $150 a night, $500 a week, $1750 a month.

This makes for such interesting reading and makes me panic abit more!!! OH and I hope to rent in hamilton area - at end of Feb -until our furniture arrives and we can find something to buy - so was pleased to see the post by Helenand Phil - we would require a 2 bedroom furnished place in Hamilton - we coming over with 18 yr old son - ooh this is making me so nervous. Anyone with some advise would ease my nerves slightly.

Hi Ian and Jayne,

Definately dont panic, you have plenty of options!

We stopped in a motel for the first few weeks, there are loads of motels with self contained units that have kitchens, living rooms etc.

There are some furnished flats in the city centre just not much choice and there are loads of unfurnished houses everywhere.

You will always find something there is no problem, it is just that you probably wont find exactly what you were looking for..at least we didnt
