We're selling our house to move out of town and become a bit more rural :)

There are quite a few ways to sell here. Auction, tender (put in what you think the house is worth) which finishes on a certain date, PBN (price by negotiation) or fixed asking price.
All result in a contract and once all conditions have been fulfilled it then goes to unconditional which means you can't back out without a major financial penalty.

Had it on as a fixed price but we feel that it's not getting the market it deserves.
It's a top price for Featherston but people coming over from Welly with wads of cash :D are still probably turned off because it is still very reasonable for the money especially compared with Greytown and Martinborough. Just seen one property in Greytown asking $130k over the current CV which was only completed last September :exit

As someone who is currently looking to buy, your house looks fabulous, but wouldn't even get a second look from us as nearly EVERY advise I've been given is don't bother unless there is a price listed to guide you by.
In our case we are fresh from UK, and have little idea what the property is actually worth, wouldn't trust an agent to give me a reasonable idea [they only want to up their commission right?] and haven't the time or money to get a report done on eber house that looks good [as yours certainly does!]

We looked at 3 houses with her all were given a "guide" price, which were all pretty spot on as to what they're worth.
But we're a little different to the major cities as it's a quiet town. All the agents are well known by the people in town and can't get away with ripping any one off, it'll come back to haunt them :) I've had quite a few people come up to me and said 'see you're selling the house then', haven't got a clue half the time who they are but they all seem to know us :confused:

Hi, It's an hours commute by train. OH along with quite a few of Featherston commute everyday. He actually loves the journey especially on the way home as it feels like he's on holiday :nice1
Have a look at www.tranzmetro.co.nz . There are 3 trains in the morning and 3 in the evening and a very late one Friday night, 9.55pm, so the Friday night drink can still be done :D

Good luck with the sale - with such a lovely place and a great price I can't believe you'll have much probs shifting it!
Can't wait to see what you get in the countryside! Will you go nearer to where hubby works or further out - an hour commute, albeit an enjoyable one, is a lot of time that could be spent mucking out the chooks and mowing the paddocks!! ;)

Just wanted to say that your house is so beautiful and if i had the money i would definately buy it, i dont have it tho :( but i wish you the best in selling it.....I will be down in the Wairarapa at the end of the month house seeking, but as first time buyer, i dont really need a big place as i am still having some pain on my back and i am the one that will be cleaning the house, so a 2 or 3 bedroom will be more suitable for me, anyways i hope we can meet as i am looking on buying in Featherston or Carterton...Have a good one and again Good Luck!

They do indeed :D They passed that test!
However - have to say im with neil - I just dont bother looking at any homes without prices on them. I also dont look at anything for tender or auction.
Good luck with the sale! Its not what im looking for it - but it IS a lovely home.

Thanks for that Av, after seeing last week's School of Home Truths it made us start doubting the agent. Particularly shocking seeing an agent knock $30k off a flat in 5 minutes :no
We had the manager of the company come around to have a look, not sure why though, with 6 screaming 2/3 year olds for my youngest's birthday party it wasn't the first question that sprung to mind :uhoh
Adriana give us a PM if you want to meet up. Know the property market for Featherston really well. Just about to embark on the shark's, oops I mean salesperson's course for realtors soon :o I also know a bit about Carterton :)

Its a great book! I think its should be required reading for all house buyers and sellers! In fact, Id say Neil Jenman is 100x better at writing books than presenting TV!

Great idea on the course! Is this a future iin Real Estate ahead or just for intersest and knowledge???
Ive wondered over the past 6 months about doing it to help with investing - but I think ive shelved the idea - too much to learn already.
Would you let us know how you get on - ive got a friend who really is thinking of it as well.
Oh - and why not get one of your friends to scout out an open home for yo and test the agent that way - just to make sure :D I mean - this is your financial life in thier hands - it wouldnt hurt to make sure they are really earning thier money. I know from a lot of the open homes we have been to lately that agents seem more interested in selling us other peoples homes rather than the one we have gone to see :uhoh

Missed the last one of school of home truths, OH had to watch Jar Head :uhoh It would have been good to see what happened. Might have to get the book, it certainly looked a really good programme, shame I didn't see it before we got involved with buying/selling again.
Tia, just a naturally very organised person, mind you don't open the cupboards :D
Debbie, We've got a supermarket and petrol station, a couple of really nice places to eat. But we do the clothes shopping and usually a huge food shop in Masterton as they've just opened a new Pac n Save and have got the usual Farmers, Postie +, Warehouse etc. Not to far, about 30-40 minute drive depending on traffic.
Hi Av, got an opportunity in real estate which I'm going to chase up, one of the agents has rung me more than once and keeps chasing me up to see if I've done the course yet :) Very interested in real estate anyway and know the market in Featherston really well, I also know quite a few people.
Have thought about testing the realtor out, the trouble is she knows quite a few of my friends so it would have to be someone out of town.

Thanks Oregonkiwi, not sure how easy the salespersons course is, but feel the need to get stuck into something again after being out of the workplace for the past 3+ years.

:mad: :mad: Very angry got the dreaded phone call to say someone has put in a higher bid so we lose out if we don't proceed. It came from the 2nd agency on Tuesday and the agent and us have only heard today :roll
The only way forward would be for us to proceed with buying it and not selling ours, not going to do that as we could end up in a real mess with bridging loans.
Not sure what we're going to do, still marketing it in the hope we get an offer by next Friday, yeah pigs might fly :no

Oh Vickie! I am sorry to hear that! Look at it this way... It gives you more time to sell your house at the price you really want or more ;) I know the feeling my OH and I put an offer in a property but other people outbid us and it was the house we really really liked, well after a few weeks we came to know it had major problems! so we were happy i always say that God has a better plan if sth does not goes the way we want we just need to be a bit patient...I will anyways keep y fingers crossed so u have a chance and u can sell ur house at the price u r asking or more as it is completely worth it!

There maybe another property in the pipeline we may be interested in but it all depends how much and when the owners are likely to sell :roll
Not to worry about the open home Av, it's our last one tomorrow and then that's it no more :clap We'll be appointments only as it's a waste of time.
We've always believed in fate and things happening for a reason, it's obviously not the property for us. Never know what's around the corner and like you've said Adriana we can sell for the price we really want :)

Vickie, It's not much consolation right now I'm sure, but good on you for the positive attitude. I remember how gutted we were when our last landlord said they were selling, sheeesh it was the best thing that happened to us since coming to NZ really. :yes
Ok, it cost us money, but in the long run our happiness has been the most important thing. Boy are we happy!
If this was not the right house for you, there'll be another one along when the time is right. Good luck. :nice1

We've decided to go with another agent at the end of this month and see if they can do better for us, as everyone keeps telling us we've got a great house :nice1

We are finally getting moving on this whole NZ idea after 2 years of consideration - just booked tickets for our research trip! 4 weeks May 14th - June 13th. After that we will make our final decision, get an EOI in and all that...
Featherston is one of the places that really caught our interest while window shopping online, we would LOVE to get together when we're in the area, if you like :-D OH has been thinking of switching careers from software to real estate, I'm sure you would have lots to talk about. Picking your brain about the market would be really useful for us too!
We're driving from Auckland all the way to Christchurch, then flying to Queenstown. Meeting forumites along the way would be alot of fun, and really helpful I imagine. Wairarapa is of particular interest, so any other locals please PM if you are interested in coffee or something ;-)

The place we lost out on fell through with buyers and then sold again, then fell through, now gone under contract with a private buyer.
Still on the look out for the 'dream' LSB in Featherston.
Any takers out there ....... :D
