Hi all

We're moving our HQ to Melbourne so we can offer business planning work in two countries, and across Australia. We'll still have a business in NZ, no worries.

Anyway, our house is now on the market. I'll post some photos onto my website and link to here (when the sun's out and it stops raining!), but in meantime here are details:

One level living with lock up garage in basement, very slight incline to the property. 3 large bedrooms, single bathroom with separate shower and bath with heat lamps and extractor fan, separate WC room. Separate laundry and small office/store room. Separate living area, kitchen and dining area join each other.

Top end of section is very sheltered and sun trap with shade trees, lower part of property has larger trees that provide excellent summer shade, room for small cricket game and trampoline etc.

Large property, fully fenced with trees for climbing, great for family, about 2km from Browns Bay beach and shops. Local convenience store is a bit closer.

Close to Torbay and Glamorgan Primary Schools, Torbay kindergarten and in Long Bay College zone - all are good schools.

North facing, which in NZ means warm and light in winter and sheltered in summer, sheltered from prevailing sou'wester winds. Further insulated by weatherside construction and tile roof (weatherside is artificial material, very durable, lasts longer than timber).

Chattels include drapes, blinds, dishwasher, garbage disposal in sink, electric stove, alarm, light fittings, TV aerials and booster etc, all the usual stuff.

Off street parking for at least 2 cars, concrete driveway.

Recently painted and decorated, very minor touch up still needed such as paint the timber decking on the balcony. Security alarm and external spotlights fitted but not that you need them, we're in a good area with very low number of problems. North Shore is like that.

Good neighbours. Established garden areas but greener thumbs than mine would be put to good use - mine are some other colour.

Has been a great family home for our two kids and sad to go, but business beckons us on.

Houses on the North Shore here increased by average 28% last year. Our selling price is $349,000 with exit time in about six weeks (end of July or soon after).

I'm not going to let NZIS off the hook either. Razz

All we are doing is setting up to service Aussie, we'll still cover NZ as my business partner in NZ stays on, and I'll still be getting involved in the forums.
