| Can someone tell me what the availability of new builds in the Chch area? What approximate prices would we be looking at for a 2/3 bedroom place on the outskirts of the city? Are there any developer websites that I can have a look at to get a 'feel' for the type of building they are putting up in NZ now? I take it they are more 'sturdy' from what I have looked at in terms of private new builds. |

land is a premium at the moment with section sizes as small 450 sqm for 130,000$ in burwood to 240,000$ plus for a slightly bigger 750-1000sqm on the port hills. halswell area are asking around 165,000 for an average section size.
you can choose a builder from the many available,some subdivisions specify what builder you can use who have a selection of spec homes and who will also design and build you a home to your specific design.
the cost is approx 900-1000$ sqm for a flat section and a lot more for a hill site. they often give you a set price but be warned have at least 10% set aside for things like wardrobe fit outs paint colours etc.most inc carpets and tiles .heating is extra and i would say an essential which needs careful consideration.any changes you make to the plans after your price is quoted will cost.eg colour matched window handles,grout .
we are in the process and bought land in febuary,by viewing show homes and reccomendations we eventually choose a company with whom we felt comfortable with. in april our plans were submitted to the council and our house building has started this week. there is an area of excitment and anticipation about building as for me i cant visualise on paper what it will look like.
also if you are undecissive its a nightmare cause you have to choose everything yourself from the bricks to the carpet.its also more expensive than buying an older home.

| Thanks for the info. So there aren't really any developers who just get some land, put some buildings up and then sell the individual homes off? Everything is custom specified? |

Many builders do offer a design and build with land package! Plans ca be bought off ther shelf and kit homes are also available starting at abou NZ$60K.

| Apparently (so I have been told, I haven't been there), but Tamara park on the outskirts of Christchurch has loads of showhomes from the companies you have already mentioned. |
